Time Value of Money Calculator

Enter any four of the annual rate, the number of years, the payment, the present value and the future value, and the calculator finds the fifth. It handles a single deposit, regular savings, a loan and an annuity, with payments at the start or the end of each period and any number of periods a year. A balance table shows the amount saved or owed after every period. Everything runs in your browser.

Negative if you pay it in

Negative if you pay it in

Future value
$15,528.23
Total of payments
-$12,000.00
120 payments
Interest
$3,528.23
Future value plus present value plus payments

The five values are tied together by one equation, with r the rate per period and n the number of periods: present value x (1 + r)^n + payment x ((1 + r)^n - 1) / r + future value = 0, with the payment multiplied by (1 + r) when it is made at the start of each period. Fill in four and the tool finds the fifth. Money you pay out, such as a deposit or a loan repayment, is negative, and money you receive is positive, which is the same sign convention as the PV, FV, PMT, NPER and RATE functions in spreadsheets. The annual rate is divided by the periods per year, so it is a nominal rate. The balance table shows what you hold after each period, so a saving builds up and a loan balance falls to zero. Everything is worked out in your browser and nothing is uploaded.

About the Time Value of Money Calculator

Money now is worth more than the same money later, because it can earn interest. The five values of a time value of money problem are tied together by one equation, where r is the rate per period and n the number of periods: present value x (1 + r)^n + payment x ((1 + r)^n - 1) / r + future value = 0, with the payment multiplied by (1 + r) when it falls at the start of each period. The tool uses the sign convention of the PV, FV, PMT, NPER and RATE functions in spreadsheets: money you pay out, such as a deposit or a loan repayment, is negative, and money you receive is positive. Saving 100 a month at 5 percent a year for 10 years gives a future value of 15,528.23, of which 12,000 is what you paid in. The present value of 10,000 received in 10 years at 5 percent a year is 6,139.13. A 200,000 loan over 30 years at 6 percent has a monthly payment of 1,199.10. Money doubles in about 10.24 years at 7 percent. The present value, future value, payment and number of periods have closed form answers, and the rate is found by a numerical search, so the answer is exact to many digits. The annual rate is divided by the number of periods per year, so it is a nominal rate, not an effective annual rate; if you have an effective rate, convert it first. Interest earned is the future value plus the present value plus the payments, with the sign convention applied. The results are estimates for planning and do not include fees or taxes. Nothing is uploaded.

What is the time value of money?▾

It is the idea that a sum of money is worth more now than the same sum later, because it can be invested and earn interest. It is the basis of loans, savings plans, annuities, pensions and discounted cash flow.

How do I calculate the future value of regular savings?▾

Set Find to Future value, enter the rate, the years, the payment as a negative number and a present value of 0. For 100 a month at 5 percent for 10 years, the future value is 15,528.23.

Why are some numbers negative?▾

The tool follows the spreadsheet convention, where money you pay out is negative and money you receive is positive. A deposit is negative and the balance you get back is positive. A loan you receive is positive and your repayments are negative.

What is the difference between payments at the start and the end of a period?▾

A payment at the start of each period earns one more period of interest, as with rent or an annuity due. For savings it ends up larger by a factor of one plus the rate per period.
